Western India Leads 33% Jump in Home Deliveries in FY25, While Delhi-NCR Trails Behind

Western and Southern India Drive Home Delivery Growth in FY25; Delhi-NCR Sees Decline


India’s top nine cities witnessed a robust 33% year-on-year increase in home deliveries in FY25, crossing 4 lakh completed units, despite broader challenges in the real estate sector.

According to data from NSE-listed PropEquity, Western India—comprising Mumbai, Navi Mumbai, Thane, and Pune—accounted for 55% of total home deliveries, up from 53% in FY24. Southern India, which includes Bengaluru, Chennai, and Hyderabad, followed with a 30% share, up from 28% in the previous fiscal. Kolkata also saw growth, contributing 4%, compared to 3% in FY24.

In contrast, Delhi-NCR bucked the national trend, recording an 8% decline in delivered homes—from 48,388 units in FY24 to 44,423 units in FY25. Its market share dropped from 16% to 11%.

Among the top-performing cities:

  • Pune led with 81,563 units delivered (41% YoY growth)

  • Thane followed with 77,017 units (39%)

  • Hyderabad delivered 57,304 units (61%)

  • Bengaluru delivered 46,103 units (26%)

  • Mumbai delivered 41,999 units (22%)

  • Navi Mumbai recorded 21,112 units (37%)

  • Chennai delivered 19,650 units (49%)

  • Kolkata delivered 17,718 units (88%)


Policy Impact on Deliveries


Samir Jasuja, Founder and CEO of PropEquity, attributed the surge in completions to deliveries of housing projects launched in 2018-19, whose progress had slowed during the pandemic. He also credited the government-backed SWAMIH Fund and strict compliance under RERA for accelerating project timelines.

"Strong market sentiment, improved cash flows, and growing dominance of branded developers have all contributed to faster completions. With the launch of SWAMIH 2.0, the trend is expected to continue," he said.

Umesh Gowda H A, Chairman and Founder of Sanjeevini Group, highlighted that regulatory reforms like RERA and SWAMIH have helped meet the surging demand driven by expanding corporate presence and employment. He noted that peripheral areas like Varthur and Gunjur in Bengaluru are emerging as high-demand zones due to quicker project execution and brand trust.
